10 lessons I learnt on my journey from 0, to a 10 investment property millionaire by 23

1. Start Small, Dream Big

Don’t be afraid to begin with a modest property. My first investment wasn’t glamorous, but it set the foundation for my future growth. Start where you can and scale up.


2. Think Like A Banker

I used leverage strategically to grow my portfolio faster. By borrowing wisely, I was able to invest in multiple properties, multiplying my returns without draining my savings.


3. Cash Flow is Key

Focus on properties that provide positive cash flow. This ensures you can cover your expenses, weather market fluctuations, and reinvest profits into more properties.


4. Research is Everything

I spent countless hours researching locations, market trends, and property values. Knowledge is power, and understanding the market helps you make smarter investment decisions.


5. Diversify to Mitigate Risk

While I stuck to property, I diversified across different types (residential, commercial) and locations to spread risk and ensure long-term stability.


6. Assemble Your Power Team

You can’t do it all alone. I surrounded myself with a solid team—real estate agents, property managers, and accountants. Their expertise helped me make informed decisions.


7. Stay Disciplined

It’s easy to get emotional in property investing. I learned to stick to my numbers, stay rational, and not chase deals out of excitement. Discipline was crucial to my success.


8. Buy Below Market Value

I always looked for properties I could buy under market value. This gave me instant equity and room to make a profit, whether through rental income or future sales.


9. Invest for the Long Term

Property investing is not a get-rich-quick scheme. My approach was always long-term, focusing on capital growth and sustainable cash flow rather than flipping for fast money.


10. Don’t Fear Setbacks

Along the way, there were challenges—unexpected costs, market shifts, even bad tenants. I learned that setbacks are part of the process, and perseverance is key.
